Project Overview
Mr. Siddique’s 12 marla plot in Canal Garden was still empty when he first reached out. He’d priced out a few options, including managing separate contractors himself to save money, but decided against it after talking to friends who’d gone that route and regretted it. We started with architectural planning based on the plot’s dimensions and Canal Garden’s building guidelines. A few design sessions followed, going back and forth on room sizes and layout until Mr. Siddique was happy with the plan. Once that was locked in, we moved into structural and MEP coordination, mapping out electrical and plumbing routes before construction actually started, rather than figuring it out as we went.Construction Scope
The project covered the full scope of a turnkey house construction, excavation, foundation, grey structure, and then straight through to finishing, electrical, plumbing, flooring, paint, kitchen, and washrooms. Foundation work was sized to the soil conditions on-site, and the RCC framework followed, columns, beams, and slabs cast according to the approved structural drawings. Brick masonry came next, and the staircase was built as part of the RCC work itself, not added on afterward. This stage took the longest, as it usually does, but it’s the part that everything else depends on.Material Selection & Quality Standards
Materials were agreed upon with Mr. Siddique before construction began, structural steel and cement grades for the shell, and mid-range finishing materials for flooring, sanitary fittings, and kitchen fixtures. We didn’t swap suppliers or specs partway through, even when material prices shifted slightly during the project, which they usually do on any build lasting several months.Interior & Exterior Finishing
Once the shell was complete, the home moved into finishing, electrical wiring, plumbing lines, flooring, and paint throughout. The kitchen was fitted with durable countertop material and enough cabinetry for daily use, and the washrooms were finished with practical, easy-to-maintain tiling. On the exterior, the front elevation used a simple material contrast to give the house some visual presence without overcomplicating the design.Project Management Approach
Sequencing is really what makes or breaks a turnkey project. Structural work has to finish before electrical rough-in, plumbing before flooring, paint after fixtures are mounted. Our project manager handled that coordination directly, which is exactly why Mr. Siddique didn’t have to deal with the usual back-and-forth between separate trades.Challenges & Solutions
One real issue came up mid-project, a delay in a specific tile shipment Mr. Siddique had chosen for the washrooms. Rather than substitute it without asking, we gave him the option to either wait a short while or choose an alternative. He chose to wait, so we adjusted the finishing schedule slightly to keep other work moving in the meantime rather than letting the whole project stall.Quality Control Process
Quality checks happened at each major stage, foundation, plinth level, each slab, and each finishing phase, rather than only at the very end. Our site supervisor was present daily throughout construction, which meant small issues got caught and corrected immediately instead of surfacing during a final walkthrough when they’re far more disruptive to fix.Project Timeline
